What type of loan do most real estate investors use when they start buying residential rental property?
It really depends on their intentions with the home. If they plan on flipping the home quickly, they might go with a negative amortization or interest only loan. If they plan on keeping it longer and renting it out, they are likely to go with a 5-7 yr. ARM, possibly interest only as well if the home is in a good market. If the plan is to accumulate many rental properties it is likely they will go to a standard 30 yr. fixed or 40 yr. fixed rate.
